Jesse is back from his honeymoon in St. Lucia and we're catching up on everything that happened while he was gone, including a new deal that went under contract. In this episode, we break down our two latest acquisitions: a 12,000 SF warehouse in High Point we picked up for $580K with an $80K seller credit (essentially buying an existing 12 cap), and a 3-tenant automotive building in Durham with a potential $300K spread. We also talk through why we're pivoting from a pure buy-and-hold strategy to flipping a couple of these deals to build our track record and create a capital cushion. Plus, the story of the 800 SF former hot dog stand in Durham we just put under contract, and a hard lesson on seller credits vs. price reductions that almost blew up our financing.
