In a recent episode on the Building Fortunes Radio Network and the Youmongus Radio Network, host Peter Mingils sat down with Michael Jacobs, a seasoned Personal Financial Strategist and Commercial Lender, to dive deep into the classic debate of Debt versus Equity. For business owners, entrepreneurs, and real estate investors, understanding when to use debt and when to give up equity can mean the difference between massive success and financial strain. Michael Jacobs brings decades of professional experience as a commercial lender and personal financial strategist to break down these complex financial concepts into actionable strategies. WHO IS MICHAEL JACOBS? Michael Jacobs has built a distinguished career dedicated to helping individuals and business entities navigate the complexities of wealth management, commercial financing, and strategic capital allocation. As a Personal Financial Strategist, he looks at the big picture, ensuring that short term funding decisions align with long term financial health. As an active Commercial Lender, Michael has his finger on the pulse of modern lending markets. He specializes in structuring commercial loans, identifying viable financing paths, and guiding companies through the intricate underwriting process. His unique dual perspective allows him to analyze funding needs from both the borrower's internal financial health and the external lender's strict requirements. You can learn more about his professional background and career milestones by visiting his official profile at https://www.linkedin.com/in/michael-jay-jacobs/ [https://www.linkedin.com/in/michael-jay-jacobs/]. THE CORE DEBATE: DEBT VERSUS EQUITY During the radio broadcast, Michael Jacobs tackled the core differences between debt and equity financing, highlighting that neither option is inherently good or bad. Instead, the value of each depends entirely on the timing, the nature of the project, and the financial structure of the business. WHEN IS DEBT GOOD OR BAD? Debt financing involves borrowing money that must be repaid over time, typically with interest. The Good: Debt is an excellent tool when a business has predictable, stable cash flows. It allows owners to maintain 100 percent ownership and control of their company. Once the loan is paid off, the relationship with the lender ends, and all future profits belong solely to the business owner. Furthermore, the interest paid on commercial debt is often tax deductible. The Bad: Debt becomes dangerous when a business faces volatile revenue or takes on more leverage than its cash flow can support. If a company experiences a sudden downturn, monthly loan payments do not stop. Excessive debt can lead to severe liquidity crises, damage credit scores, and, in worst-case scenarios, force a business into bankruptcy or foreclosure. WHEN IS EQUITY GOOD OR BAD? Equity financing involves raising capital by selling a percentage of ownership in the company to investors. The Good: Equity is highly beneficial for high-risk startups, rapid expansion phases, or projects with long timelines before profitability. Because there are no mandatory monthly repayments or interest charges, equity frees up crucial cash flow to fund operations and product development. Investors also bring valuable expertise, networks, and credibility to the table. The Bad: The primary downside of equity is the permanent dilution of ownership. Giving up equity means giving up a portion of all future profits. Additionally, bringing in equity partners means sharing management control and decision making power, which can lead to strategic conflicts regarding the direction of the company. In her mid-thirties, she became an activist when she realized that her leukemia was a legacy of the 193 French nuclear tests in the South Pacific. She conquered her blood cancer and became a collector of unheard stories of suffering and ignored medical records from the Polynesian people. In doing so, she put pressure on the French government, which to this day lacks accountability for its actions. Hinamoera fights for recognition, medical care and financial compensation for victims, and in 2023 was awarded the Nuclear Free Future Award. In May 2023, seeking a wider base of authority for her actions, she moved into politics and was elected to the Polynesian Assembly of Representatives. JOHN CARVER BRINGS THE MENTAL GAME TO BASKETBALL COACH NEWS WITH COACH IRVIN HARRIS AND PETER MINGILS The mental side of sports is finally getting the attention it deserves, and few people are better prepared to lead that conversation than Dr. John Carver. On a special episode of Basketball Coach News, heard on the Building Fortunes Radio Network, hosts Coach Irvin Harris and Peter Mingils welcomed Dr. Carver to discuss how mindfulness can help coaches, athletes, parents, and athletic directors build stronger competitors and healthier people. The interview was much more than a discussion about winning games. It explored how decades of coaching experience, combined with advanced psychological training, can help today's athletes navigate the growing pressures of competitive sports. Peter Mingils opened the program by reminding listeners that youth and high school sports have changed dramatically over the years. While coaches continue to develop players physically through practices, conditioning, and game preparation, today's athletes also face increasing mental demands from social media, scholarship expectations, parental pressure, and the constant desire to perform at their best. That made Dr. John Carver the perfect guest. After spending nearly four decades teaching and coaching at Dover High School in New Hampshire, Dr. Carver recently celebrated earning his Doctor of Psychology degree. The milestone represents years of dedication to education and personal growth while continuing to serve students as both a teacher and coach. Coach Irvin Harris brought a unique perspective to the interview because he and Dr. Carver shared the sidelines during the 2005 and 2006 basketball seasons at Dover High School. Harris coached the sub-varsity girls basketball team while Carver coached the sub-varsity boys. Their memories of bus rides, packed gymnasiums, faculty meetings, victories, and difficult losses created an immediate connection that listeners could appreciate. That personal history allowed the conversation to move naturally from shared coaching experiences into an important discussion about the future of athletics. One of the central themes of the interview focused on mindfulness. Rather than presenting mindfulness as a trendy concept, Dr. Carver explained it in practical terms that coaches and parents could immediately understand. Mindfulness is about becoming aware of the present moment, controlling emotional reactions, improving focus, and making better decisions under pressure. For athletes, those skills can make the difference between dwelling on a missed free throw and confidently preparing for the next opportunity. For coaches, mindfulness offers practical techniques to help players stay calm during high-pressure situations without adding unnecessary complexity to practices. For parents, it provides guidance on reducing pressure while creating a healthier environment for young athletes to develop both on and off the court. The interview also examined how today's athletes face challenges that were far less common twenty years ago. Anxiety, burnout, unrealistic expectations, and constant outside distractions have become significant issues throughout youth sports. Dr. Carver explained how psychological research continues to demonstrate that mental preparation plays an important role in athletic performance, injury recovery, confidence, resilience, and long-term success. Listeners also heard practical examples of how mindfulness can be introduced into everyday coaching. Rather than lengthy seminars or complicated exercises, Dr. Carver discussed simple techniques that coaches can incorporate into practices, pregame preparation, and postgame reflection. These small adjustments can help athletes recover more quickly from mistakes while maintaining confidence throughout competition. The discussion extended beyond athletes to include athletic directors and school administrators. Building strong athletic programs requires more than scheduling games and balancing budgets. Creating a healthy culture begins with leadership that understands the emotional and psychological demands placed upon coaches, athletes, and families. One of the most meaningful moments came as Coach Harris reflected on their years together at Dover High School. Looking back with the benefit of experience, both coaches recognized how much greater their impact could have been if they had fully understood the importance of the mental side of sports during those early coaching years. As Dr. John Carver begins this next chapter of his career, his goal is to bring mindfulness education to schools, athletic departments, coaches, parents, and athletes through workshops, presentations, and consulting opportunities. His combination of classroom experience, decades of coaching, and doctoral-level psychology creates a valuable resource for today's sports community. Basketball Coach News continues to feature respected educators, coaches, and sports professionals who help develop not only better athletes but better people. Hosted by Coach Irvin Harris and Peter Mingils, these educational interviews are broadcast on the Building Fortunes Radio Network and are available to listeners around the world through Amazon Music, Audible, Apple Podcasts, Spotify, iHeartRadio, and many additional podcast platforms. Visit BasketballCoach.News and BuildingFortunesRadio.com to hear this inspiring interview with Dr. John Carver and discover how the mental game may become one of the greatest competitive advantages for athletes and coaches in the years ahead. BLOCKCHAIN TECHNOLOGY IS CHANGING THE WAY MONEY MOVES The financial world has experienced tremendous technological change over the past several decades. From paper checks and wire transfers to online banking and mobile payment apps, consumers and businesses have steadily embraced faster and more convenient ways to manage their money. Today, blockchain technology is emerging as another significant step in that evolution, offering new possibilities for how value is transferred, verified, and recorded. This timely topic is explored on this week's TJ Marrs Radio Show on the Building Fortunes Radio Network, where listeners are introduced to the opportunities and challenges surrounding blockchain technology and its growing influence on modern financial systems. BEYOND TRADITIONAL BANKING For generations, banks have served as trusted intermediaries for transferring funds, maintaining account records, and verifying financial transactions. Blockchain technology introduces a different approach by using decentralized digital ledgers that allow transactions to be securely recorded across a distributed network. Supporters of blockchain believe this technology has the potential to reduce transaction costs, improve transparency, increase efficiency, and shorten the time required to move money between individuals, businesses, and even countries. As blockchain applications continue to evolve, industries beyond banking are also exploring how decentralized technology may improve supply chain management, digital identity verification, real estate transactions, healthcare records, and government services. INNOVATION BRINGS OPPORTUNITY AND RESPONSIBILITY Like any emerging technology, blockchain presents both opportunities and challenges. Regulatory compliance, cybersecurity, consumer protection, privacy concerns, and widespread adoption remain important topics of discussion among policymakers, financial institutions, and technology developers. Businesses considering blockchain solutions should carefully evaluate how the technology fits within their operational goals while remaining compliant with applicable laws and regulations. Understanding both the benefits and limitations helps organizations make informed decisions rather than simply following the latest trend. STAYING INFORMED ABOUT FINANCIAL INNOVATION Technology continues to reshape nearly every aspect of commerce, and financial services are no exception. Whether blockchain ultimately replaces certain traditional banking functions or works alongside existing financial institutions, its impact is becoming increasingly difficult to ignore. On this week's TJ Marrs Radio Show, listeners will hear an informative discussion about how blockchain technology is influencing the future of banking, digital payments, and money transfers. The conversation examines how innovation is challenging long established financial systems while encouraging thoughtful consideration of what these changes may mean for consumers, entrepreneurs, investors, and businesses. Tune in to the TJ Marrs Radio Show on the Building Fortunes Radio Network for insightful discussions that explore emerging technologies, financial innovation, and the trends shaping tomorrow's economy.
