Colorado's Housing market has a severe shortage of affordable housing; only 5% of new housing construction in recent years has been lower-cost condos and townhomes. Homebuilders say the main reason they do not build more affordable housing is issues with construction defects and liability. In today's episode, we discuss two competing bills that aim to solve this problem: House Bill 25-1261, sponsored by Rep. Jennifer Bacon, and House Bill 25-1272, sponsored by Rep. Shannon Bird.  We also discuss compromises that have been found in other states to solve this problem and how those compromises might be applied to these bills, or can these bills be merged.

In this episode we jump into a discussion of which state legislative leaders are most aligned with the Colorado Democratic Party and platform.  We also discuss some of the most important bills that are still moving through the Colorado Legislature including: * SB25-045 – Universal Healthcare Study: This Senate bill mandates the Colorado School of Public Health to conduct a comprehensive analysis of a statewide single-payer, publicly financed healthcare system. * SB25-005 – Labor Peace Act Reform (“Worker Protection Act”): Perhaps the most consequential labor bill this year, SB5 would eliminate Colorado’s requirement for a second super-majority vote to authorize union security agreements. * HB25-1090 – “Junk Fees” Transparency Act: This bill prohibits deceptive or hidden fees on everything from apartment rentals to concert tickets. It requires any advertised price for a good, service, or rental to include all mandatory fees upfront so consumers aren’t hit with surprise add-ons. * HB25-1010 – Price Gouging Prevention Act: Another top consumer bill, HB1010 would ban price gouging on essential goods and services even outside of emergencies,
