Apartment Wealth
My name is Maria Marks and I'm the host of the Apartment Wealth Podcast. Today we're gonna talk about what goes into a multifamily deal, some terminology that we use, and what the team does to make sure that the deal actually happens. So let's get into it. If you would like more information or would like my investment checklist click the link in my Instagram bio @maria_marks132 Message me with any questions!! Terminology: GP LP Split Underwriting PSA There's six main things that the team does together, and that is 1. Identifying the property 2. Due diligence 3. The bank and capital raise 4. Asset management 5. Distributions 6. The exit or the sale When you're going to buy a house and you are walking into the house, I'm assuming most of the time that the house looks in pristine condition, it's so nice. It's nice and clean. Everything's put away. You really can't see all the issues that are going on on the house before you buy it. And then after you buy it, then you find out, oh, well actually the paint's chipping behind this cabinet, or, They didn't actually paint behind the refrigerator. That's kind of like what it's like to buy an apartment. When you're doing the underwriting, you're talking to brokers, you're walking the properties, you're seeing it in the pristine condition, just like when you buy a house. Investing passively requires trust in the team that's performing the deal. Yes, it's important to understand all the parts of the deal, but you wanna trust the team that's working on it. You wanna be confident in the investments that you're making, and that's why we're here to help you become a confident investor. DISCLAIMER: This is an educational podcast.
