Every project starts with a great design however it's important to understand where the rubber hits the road. Enter the Growth Pre-Construction Team, protectors of the design, timeline and budget. Topics * When do Pre-con get involved? ghost test fit and selected building (fitout guide interpretation) and how do we manage the risk obligations between the 3 interested parties. Landlord. Tenant. Contractor. * What is our engagement method and why? the intent of 2-stage engagement * Fiscal control – Guaranteed maximum price Vs lump sum tender * What are the steps (Stage 2) that need to be taken in order to start construction onsite – taking the process from a locked down test fit through to getting building approvals etc * What are the biggest risks to our clients throughout this process & conversely, what is our risk exposure? Timeframes – managing programme. * New build vs existing build – what are the base build implications? relationships with services consultants – what are the costs to the tenant? * How do we manage communication in times of uncertain pricing and timeframes? Supply & demand for plasterboard, glass, steel, mechanical. * Increase costs and what are the impacts to programme. * What are the tangible's?
