The 2017 Tax Cuts and Jobs Act included language related to bonus depreciation which has been an attractive tax strategy for high net worth individuals looking to offset passive income. Despite the drop in transaction volume across many product types in Q4 of 2020, there was no slowdown seen in the gas station space due to these benefits. The conversation concluded with a discussion of the current trends in the gas station industry including typical leverage used in deals and how operators need to reassess their underwriting due to low interest rates.
