[https://www.buzzsprout.com/2529228/fan_mail/new] I went into the weekend with a signed lease!!!!  Finally, feels like I've been saying that for months.  Was great to get that monkey off my back and can focus my attention to Thunderbird.  Still have some housekeeping stuff to get Grand fully set, but the majority of my effort will not need to be on that building anymore.  Now I can finally get the benefits of owning commercial real estate and collect that cash flow with out busting my hump!!! Thunderbird is now the focus.  I will be making a mini-series on that whole process of getting it fully leased up.  Should be fun, entertaining, and guaranteed to create some stories!

Going over some quick updates on both buildings, but mainly spend time going over the numbers on Grand.  I've yet to really break everything down in reality, mostly theory in the past.  But now that we have most of the place leased up, I broke down the revenue, expenses, cash flow, and value of the building.   I had a blast recording this podcast, not sure why, but it was great, I guess I like The NUMBAS!!!

[https://www.buzzsprout.com/2529228/fan_mail/new]  Spoiler alert, after finding out some crucial insider information, we decided to not move forward with the co-working company.  Turns out, well, that they suck.  Therefore, CRISIS AVERTED!   Now this  news comes with some more challenges, like finding new tenants/tenant.  But that's what we do, so no big deal.  Sucks we burned about 5 months, but was a necessity.  Back to the drawing board to figure out what exactly we need to do moving forward, but we have a good plan in place with some outside help.

Ep 35 - Up and Down

[https://www.buzzsprout.com/2529228/fan_mail/new] Breath of fresh air with Grand, no more eviction issues, most of the stuff is gone, so call that a victory.  Leasing struggles have continued, but to be expected, not really bad news, just still trudging along.   Thunderbird is getting close to a deal which is fantastic, that could very well be the bright star of the portfolio.  Which would be a good change of pace from being the pariah of the 2.  Which is an overstatement of course, but whatever! It feels like any day we can get a huge victory, the stage is set, just waiting for something big to happen.  Could come in the form of an investor or a lessee, either way would be huge.  The beautiful thing about the game I'm playing, is at any given moment, I could hit a grand slam and my life financial life will change dramatically.  And for the record, I'm not playing to hit grand slams, but if you play long enough, you'll get one!
