Zach is one of the most knowledgeable people in the Twin Cities when it comes to the code, licensing requirements, and the maze of agencies involved in getting these projects approved. We talk through what it actually takes to bring one of these properties to life—from navigating state licensing and building code requirements to understanding which departments and decision-makers need to sign off before a project can open its doors. Zach also gets into the numbers behind assisted living operations, including what makes deals pencil, common mistakes operators make, pitfalls to avoid before buying or converting a property, and a few real-world stories from projects that went exceptionally well—and a few that didn’t. Jake shares the story of how his dad slowly grew a portfolio of more than 60 rental properties throughout the south metro and Rochester by sticking to the fundamentals—buying quality properties that cash flow and holding them for the long term. After graduating from college just before the pandemic, Jake started his career managing properties for another established family business before returning home in 2020 to help run AW Properties full time. Today, Jake and his family manage more than 200 rental units, 60 of which they own themselves, all while operating with an incredibly lean team. We talk about why Jake still handles many of the day-to-day tasks himself, how keeping things simple has helped the business grow, and why cash flow and disciplined underwriting continue to be the foundation of everything they buy. We also discuss the balance between Jake's ambition to keep growing and his dad's conservative investing style, creating a partnership that helps them find deals that are exciting enough for Jake while still safe enough for Dad.
