Laban has incredible support from his family, especially wife Megan who was a star UConn field hockey player. He helps run a successful Real Estate business, Marsha Marsh in Erie, PA. We get into the art of negotiations, why people struggle and how to imrpove. Laban starts with having a strategy when it comes to pricing a Real Estate property. Don't be afraid to go big, a higher asking price can bring in more offers. However, sellers must understand the home may sit on the market, and as time passes, you may have to drop lower than intended. Fresh said the best negotiating tactic is walking away, saying no. Many people hear no and will keep pressing for a yes, which ends up looking desperate. Nedvonne said by walking away, you regain leverage, take a few days, come back and your offer carries weight, and watch as it's accepted. If Laban prices a house high and someone is interested, he fully believes never make an offer first. Representing the seller, see how close the buyer comes to asking. They make the first move, now Laban is in control. He can negotiate for 5 to 10 grand more and usually get it. Fresh disagreed, Laban and Nedvonne debated about coming out swinging. Fresh said it shows you have confidence and will put your money where your mouth is. Laban's strategy is letting the other person themselves by throwing out numbers. Laban also said in situations, he will intentionally price a home lower than it's worth. Now, he said several buyers may bid because they see it as a deal. They drive the price up on their own, Laban smiles while it happens. People are poor negotiators for many reasons. Lack of confidence, imposter syndrome, afraid to even ask, afraid of being told no, and really afraid of confrontation. Laban and Nedvonne say everything in life is negotiable. Don't overspend or leave money on the table because of not trying to communicate with the other person. An insightful episode that will help people with the art of negotiation. We give you tips, ideas, examples of how we all successfully negotiated and it made a difference!

Laban talks about setting prices for clients who are selling properties. He is about under promising and over delivering, but with a real estate market changing fast, it’s ok to start a little high. Fresh shared a story about one of the first sales he was involved with, how it happened fast, how thought he should have gone up as well. Laban said withing 24 to 48 hours, you will know how things stand. If multiple offers come in, he can talk with a client about raising the price. He also said if there isn’t any action in that same time period, lowering is smart to get ahead. Fresh again brought up how his mind works, with more money from a sale, he is already coming up with ideas for how he can use it to get a loan, move on to his next project, create a new revenue stream. He was asked about renovations, sell a house as is, or spend to make more. Nedvonne went back to his number one principle, knowing your numbers, that will tell you if the expense is worth it in the end. Laban said it can become challenging with added construction, jobs estimated to last 30 days quickly extended to 60, and the money doesn’t end up recouped. We had a fun conversation about squatters; Laban dealt with a duplex they had to demolish because of damage left from tenants he didn’t know about. Nedvonne said commercial buildings can be toughest because many times, the owners are not local and squatter will take over. Laban is proud his daughter is going directly into the family business, Real Estate, after graduating high school in a few weeks. I listened, learned how they became successful, the podcast got my foot in the door with decision makers. As a result, after each episode, I would explain how I could help with our digital marketing and advertising. We received a lot of feedback from last week about the Kouri Richins trial going on in Utah right now. She got into real estate and dug herself into major debt which allegedly led to her motive behind.... well, you can look it up. The guys discuss house flipping, which has grown exponentially in popularity. People watch shows on TV and it looks so easy, a great way to make money. When things sound too good to be true, most likely it's not. Laban and Nedvonne talk about the process that goes into actually making money off a flip. Laban basically said it can be like putting lipstick on a pig. Nedvonne said it is paramount to know the Real Estate market you are in, the regulations, and fluctuations from the past. From the second you purchase a property, both stress spending as little as possible, then immediately starting renovations. Putting the house on the market as quickly as you can is important. Laban mentioned some people will list the property as renovations begin. Nedvonne added houses can sell before everything is fixed. The guys stated if one thing goes wrong, it will have a domino effect throwing off the timeline completely. Hypothetically, if certain materials can't be purchased, or the flooring person is taking longer to finish his job, which means the walls can't start being painted, these issues change everything. A property purchased at a phenomenal rate loses value when a flip goes longer than expected, the market fluctuates, and your profit margin just took a hit. The guys prefer to buy and hold, Nedvonne, as an investor, Laban, selling property he owns, take this approach to maximize value. Laban also mentioned renting the property until the market improves.
