Descripción

When people look at my life today, they see the developments, the real estate portfolio, the businesses, and the success. What they don't see are the seven failed real estate exams. They don't see the countless drives back and forth to testing centers hoping this would finally be the time I passed. They don't see me trying to figure out how I was going to come up with another $100 just to retake the test. At that point in my life, $100 felt like a mountain. I remember finally getting my license and thinking everything was about to change. I was convinced I had found the thing that would transform my life overnight.  Then reality hit. My first year in real estate, I made roughly $5,000. Not per month. Not per deal. For the entire year.  I remember sitting there thinking I could have made more money working at McDonald's. The problem wasn't that real estate didn't work.  WHAT'S IN THIS EPISODE • Why I failed the real estate exam seven times • What I learned from making only $5,000 my first year • The difference between opportunity and preparation • Why your habits determine your future more than your circumstances • How faith helped me keep moving when nothing made sense KEY LESSON Your breakthrough isn't waiting on more information. Your breakthrough is waiting on the version of you that's willing to keep moving even when you don't have all the answers. Subscribe for weekly real estate game: Real stories. Real challenges. THE OPEN HOUSE MURDER

Most real estate agents think the biggest risk in this business is losing a deal. But what if the real risk is losing your life? In this episode, I share the heartbreaking story of Ashley Oakland, a 27-year-old realtor who was murdered while preparing for an open house in Iowa. Fifteen years later, new developments in the case have brought national attention back to a tragedy that continues to impact the real estate industry.   This episode isn't about fear it's about awareness. Whether you're a realtor, investor, wholesaler, landlord, or property manager, your safety has to come before every commission check, showing appointment, open house, or deal. WHAT'S IN THIS EPISODE: • The Ashley Oakland case and why it still matters today • Why real estate professionals are uniquely vulnerable • The dangers of working alone at properties and open houses • How to use the 10-Second Safety Scan before entering a property • Why every investor and agent needs a safety protocol • The importance of verifying clients before meeting them Subscribe for weekly real estate game: Real stories. Portada del episodio THE SECTION 8 TRAP

THE SECTION 8 TRAP

Most landlords think the biggest risk in real estate is bad tenants… But what if the real danger is saying the wrong thing? In this episode, I break down the growing number of Fair Housing claims being filed against landlords and investors and why one phone call, one ad, or one inconsistent response could cost you hundreds of thousands of dollars.  This conversation dives into Section 8 questions, discrimination laws, “testers,” protected classes, and the mistakes landlords make without even realizing it. If you own rental property, this episode is mandatory. In this episode, you’ll learn: • What Fair Housing laws actually cover • Why some landlords are getting trapped by testers • The truth about Section 8 discrimination claims • What “Fresh Corn” means in Fair Housing • Phrases and ads that can get you sued • How inconsistency creates liability • Why landlords must use the same standards for everyone Real talk: You don’t have to intend to discriminate to end up in court. One careless statement can cost you everything. Key takeaway: Consistency protects you. The way you treat one applicant must be the way you treat them all. THEIR PROPERTY WAS STOLEN FOR $1

Everybody in real estate is talking about wholesaling… But nobody is talking about the scams. In this episode, I expose the dangerous side of unethical wholesaling and how vulnerable homeowners are being manipulated into signing away their properties for pennies—or in some cases, for just $1. This conversation was inspired by a real story involving an elderly disabled homeowner who unknowingly signed his home away after being told someone was “helping” him avoid losing the property.  In this episode, you’ll learn: • How wholesaling actually works • The difference between ethical and predatory wholesalers • Red flags homeowners should NEVER ignore • How scammers target elderly and distressed owners • Why you should never rush into signing paperwork • The importance of attorneys, realtors, and asking questions • How to protect your family from real estate scams Real talk: There are ethical investors… and there are predators. And if you don’t know the difference, you can lose everything. WHAT IS THE 10-SECOND RULE IN REAL ESTATE?

In this episode, I break down the 10 Second Rule, a simple but powerful habit that can protect you from dangerous situations when showing properties, meeting buyers, or walking vacant homes. Everybody is focused on deals, cash flow, and closing… But what if I told you the most important skill in real estate isn’t making money it’s staying alive. This isn’t about fear… it’s about awareness. Because one bad decision—or one missed moment—can change everything. In this episode, you’ll learn: • What the 10 Second Rule is and how to apply it immediately • How to scan a property before entering (and what to look for) • Real-life situations that could’ve ended differently without awareness • Why excitement over deals can distract you from danger • Safety habits every investor, agent, and buyer should have • How to protect yourself when meeting strangers or entering vacant properties There is no deal worth your life. A property can be replaced. You cannot.
