Descripción

You may be having plenty of conversations, but are you recognizing the opportunities inside them? Learn how to hear the clues, confidently invite someone to take the next step, and begin building a stronger real estate pipeline.  This podcast is for the real estate agents building their dream life and business on their terms, especially if you’re working another job, raising a family, or building it all at once. In this episode of the Double Duty Agent Podcast, Coach Carla continues walking through the Double Duty Agent Formula:  Conversations → Appointments → Clients → Closings → Income Conversations are where the formula begins, but conversations alone do not create income. You also have to recognize when someone may need your help and confidently ask for the appointment. Coach Carla breaks down the average conversion metrics agents should understand, including why approximately 25 meaningful conversations may lead to one appointment and why only about one out of every four appointments may become someone who is ready to move soon. The other appointments are not failures.  They are relationships, referrals, and future clients being added to your pipeline. You’ll also learn how to listen for CLUES, the life circumstances and real estate signals that may indicate someone is beginning to think about a move. You’ll learn: * Why having conversations does not automatically lead to appointments * How realistic conversion expectations can help you stay encouraged and consistent * What the CLUES framework is and how to recognize buying and selling signals * Why curiosity and deeper questions matter more than forcing the conversation * How to ask for an appointment without using a yes-or-no question * Why a “this or that” appointment ask makes the next step easier * How future appointments help you build a sustainable pipeline * Why patience and the Law of the Harvest are essential to long-term success  This isn’t about pressuring someone into an appointment. It is about listening, becoming curious, and offering help when the opportunity is already present. “You don’t need to become someone you’re not. You simply need to recognize the opportunities that are already showing up in your conversations and have the confidence to invite someone to take the next step.” Where might you be hearing real estate clues in your conversations but stopping before you ask for the appointment? Every Conversation Is an Opportunity: The 4 Conversations That Move Your Business Forward

Not every conversation leads to a closing—but every intentional conversation can move your business forward. Learn how to recognize the opportunities hiding inside the conversations you're already having.  EPISODE OVERVIEW This podcast is for the real estate agents building their dream life and business on their terms—especially if you're working another job, raising a family, or building it all at once. In this episode of the Double Duty Agent Podcast, Carla breaks down why simply "having conversations" isn't enough. The key isn't the number of conversations you have—it's recognizing the opportunity inside each one. Using the Double Duty Formula—Conversations → Appointments → Clients → Closings → Income—Carla shares four ways every conversation can strengthen your business, whether it leads to an appointment today or plants a seed for the future.  You'll learn: * How to recognize appointment opportunities instead of letting them pass by unnoticed.  * The Magic Question that helps uncover referrals and keeps people thinking about you when real estate comes up.  * Why updating your database is really relationship-building—and how those small details help you stay top of mind when someone is ready to buy, sell, or refer.   This isn't just content. This is coaching. Let's go.  "Every conversation is an opportunity. Your job isn't to force the outcome. Your job is to recognize the opportunity."  COACHING REFLECTION QUESTION As you head into your conversations this week, ask yourself:  What opportunity might be inside this conversation? Could it lead to: * An appointment?  * A referral?  * Stronger relationships in your database?  * A seed you'll harvest months from now?    Remember: consistency in conversations creates consistency in income.    Send us Fan Mail [https://www.buzzsprout.com/2376183/fan_mail/new]

When You’re Doing All the Things but Still Not Getting Anywhere

Last week was RISE week, and every time I teach RISE of the Double Duty Agent, I am reminded why this work matters so much. Not because agents need another class. Not because they need another checklist. Not because they need someone telling them all the things they should be doing. RISE matters because so many agents are trying to build a real estate business while carrying a full life -  another job, family responsibilities, caregiving, commitments, and often a lot of pressure they are not saying out loud. In this episode, I’m sharing what came up during the most recent RISE class and why so many double duty agents are not struggling because they are lazy, undisciplined, or not cut out for real estate. They may simply need a better design. Inside the episode, we talk about what happens when life gets full, why motivation is not enough to carry your business, and how to come back to the real estate success formula when you feel like you are spinning. You’ll also hear why guilt is not a business plan, why comparison to full-time agents can keep you distracted, and how busywork can quietly keep you away from the conversations that actually create momentum. If you have ever wondered, “Am I really cut out for this?” or “Why do I keep starting over?” this episode will help you slow down, see the pattern, and choose a more aligned next step. What You’ll Learn     Why starting strong and falling off does not mean you are failing     The difference between motivation and design     How the real estate success formula creates clarity     Why guilt can drain your energy but will not build your business     How comparison pulls you out of your own lane     Why busywork may be hiding the action that actually matters     What counts as progress before you see closings     How to choose a small aligned action that feeds the formula this week  Featured Quote “Motivation can help you start, but design is what helps you continue.” Your Next Step Choose one small aligned way to feed the formula this week. That might be:     one focused conversation block     five database calls     ten personal texts     one open house     15 minutes a day of intentional follow-up  Keep it simple. Keep it aligned. And remember: you are not trying to do everything. You are building rhythm. It’s TIME TO RISE as a Double Duty Agent

If you feel like you are doing all the things in real estate but still not gaining traction, this episode will help you see the real gap. It may not be your effort. It may be that your effort is not connected to a clear formula yet. This podcast is for the real estate agents building their dream life and business on their terms, especially if you're working another job, raising a family, or building it all at once. In this episode of the Double Duty Agent Podcast, Carla speaks directly to the agent who is showing up, taking trainings, saving ideas, thinking about lead generation, and still wondering why nothing seems to be turning into momentum. If you have ever thought, “I feel like I’m working hard in real estate, but I’m still not getting anywhere,” this episode is for you. Carla breaks down the real reason many agents feel stuck, especially Double Duty Agents who are building their business around another career, family responsibilities, caregiving, bills, appointments, and real life. The core message is simple: You cannot build momentum from confusion. You can build momentum from clarity, consistency, a simple system, and the right actions repeated over time. But hard work alone is not enough if it is not connected to a clear success formula.  In this episode, you’ll learn:     Why collecting more information may be keeping you stuck instead of helping you move forward.     How to tell the difference between being busy and actually building your business.     Why you need a repeatable system that fits your actual life, not someone else’s schedule.     Why measuring only closings can make you miss the momentum you are already creating.     How support can help you identify the real gap in your business so you can stop spinning and start building. This episode also leads into RISE of the Double Duty Agent, a free Zoom training happening July 2 from 7:30 to 9:00 PM Eastern. RISE is designed to help agents step back, identify what is actually happening in their business, and walk away with a simple formula they can begin using right away. This isn’t just content. This is coaching. Let’s go. “You cannot build momentum from confusion.” Look at your real estate activity from the last seven days. Which actions created conversations? Which actions deepened relationships? Which actions moved someone toward an appointment? Which actions created a follow-up opportunity? Which actions created future pipeline movement? And which actions made you feel busy, but did not actually build your business? Season 3. Episode 9: You’re Right. It Might Be a Ghosting Problem: The Real Reason Your Leads Go Quiet

If your leads keep going quiet, this episode will help you figure out whether they are really ghosting you, not ready yet, or waiting for better follow-up. In this episode of The Double Duty Agent® Podcast, Carla talks about one of the most frustrating parts of real estate: leads who seem interested and then disappear. Whether the lead came from your database, an open house, online lead source, or social media, silence does not always mean the lead is dead. Sometimes it means they are not ready yet. Sometimes it means they are confused, overwhelmed, or unsure of the next step. And sometimes, if we are honest, the follow-up stopped before the relationship had enough time to grow. This episode will help you reconnect to the Season 3 formula: conversations create appointments, appointments create clients, clients create closings, and closings create income. When follow-up stops, the formula stops. So let’s talk about how to get it moving again. In this episode, you’ll learn: * Why a quiet lead is not always a dead lead * How the “silent story” convinces agents to stop following up too soon * Why your lead generation pillar may not be broken, but your follow-up system may be missing * How silence shows up differently in your database, open houses, online leads, and social media * Why “not ready yet” is a nurture category, not a reason to disappear * How to use the Ghosting Audit and Quiet Lead Reset to reopen conversations with care and clarity  Before you decide a lead ghosted you, ask yourself: 1. How many times did I actually follow up?  Not how many times you thought about it. Not how many times you meant to. How many times did you actually reach out? 2. Was my outreach a real conversation opener?  Did you say something specific, connect it to something they cared about, and ask a clear question? 3. Did I offer a clear next step?  Not “let me know if you need anything.” A real next step, like scheduling 15 minutes, sending a few options, or checking back at a specific time. Use this three-step reset to reopen the conversation: 1. Reconnect  Open with warmth and no shame. 2. Re-clarify  Find out where they are right now. 3. Re-offer  Make the next step simple and easy to say yes to. “When follow-up stops, the formula stops.” Ask yourself: Who have I labeled as a ghost who may actually need a better follow-up conversation? Then take one small step: Choose one lead generation pillar this week: * Database * Open houses * Online leads * Social media  Then choose five quiet leads from that pillar and complete the Ghosting Audit. Pick one person and use the Quiet Lead Reset to reopen the conversation with service, clarity, and consistency. Ready for more support as you build real estate alongside a full life?
