In this episode: 🏛️ Bill 88 — The Maui County Council passed Bill 88 by a 7-2 vote on June 19, creating two new hotel zoning categories (H-3 and H-4) for Minatoya-listed properties. What it does — and what it doesn't — do for the ~4,500 units across 104 complexes that may be eligible. 📋 What Comes Next — No application process, no eligibility list, no timetable yet. The Planning Department's eligibility list is now the most important document in Maui real estate. Here's why. ⚖️ Bill 9 is Still Law — Bill 88 creates a pathway. But Bill 9 is still fully in effect. If you own in an affected complex, this section is for you. 🏘️ Lahaina Recovery Numbers — 575 residential permits issued, 220 homes completed, 310 under construction. Real progress — but 2,200 structures were destroyed, and commercial rebuilding remains virtually nonexistent. 🚧 Infrastructure Update — Lahaina Waterline Improvement Project, Emergency Evacuation Route, harbor railing, highway guardrails, traffic signals, and more.
