These tips help both the owner and guests love their rental experience. To Lauren, as a guest, I want my Airbnb to look updated, look clean, and be comfortable/easy to feel at home - Cosmetic Makeovers: kitchen/bath. Paint the cabinets, update the hardware, update the lighting/faucet if you feel up to it, add a backsplash. - Lighting fixture updates - Entryway bench/hooks. Get rid of the coat closet. - Touch ups —missing caulk, paint scratches, dirty caulk in the bathroom , clean the grout, upgrade door knobs or switch plates - Smart upgrades: smart lock, smart outlets, smart thermostat, smart security system —most you just need a screwdriver and to be able to follow instructions Best advice: stick with what your comfortable with and know your limits. If you’re comfortable with electrical/plumbing, go for it. But if not, a rental property isn’t the place to try it. Here’s a few of my favs: 1. Smart Locks: Wyze Lock Bolt, Schlage Smart Deadbolt, Schlage Smart Handle Lock 2. Tool Box: Amazon under $50 3. Chargers: Various types for iphones, android & USB-C 4. Night Lights: automatic sensor included. Vont brand on amazon (plugs in to outlet), Wyze rechargeable to place anywhere on a wall (no outlet needed) 5.
