Granny Flats: Boston's Solomonic Housing Solution

In this episode, we explore Accessory Dwelling Units (ADUs), popularly known as "granny flats," and why they're becoming a crucial answer to Boston's housing crunch... Mayor Michelle Wu is expediting ADU building as a key part of her plan to increase housing stock and support multigenerational living... Discover: • What ADUs are: Self-contained, smaller living units on the same property as a main house, typically with their own entrance, kitchen, bathroom, and living space. They vary, including interior conversions (like basements or attics), interior units with modifications, and detached units (such as a small cottage in the backyard or converted garage). Basement buildouts are noted as a common type. • The "Solomonic Wisdom": Why ADUs are seen as a clever way to solve conflicting problems, allowing families to stay close even when rents are high, while also offering homeowners potential extra income... Mike Firestone, Boston's Chief of Policy, describes this approach as "gentle density" – adding homes subtly that fit into the existing neighborhood fabric. • Game-Changing Legislation: The Massachusetts Affordable Homes Act, signed by Governor Maura Healey, now allows ADUs "as of right" in single-family zoning districts statewide, significantly reducing previous red tape. This law, which took effect on February 2nd, includes important guardrails, such as limiting ADU size to 900 square feet, prohibiting owner-occupancy requirements, and limiting parking stipulations if near public transit. • Real-Life Impact & Challenges: Hear from residents like Rose Sargent in Roslindale, who is designing a detached ADU to keep her 77-year-old father part of her family, highlighting the profound human side of this housing solution... We also delve into common hurdles, including starting costs around $150,000, traditional neighborhood resistance, and the potential for design review boards in some towns. • City Support & Global Context: Learn how the City of Boston is acting as a partner, providing extensive support through a 170-page Accessory Dwelling Unit Guidebook, technical assistance grants, and loans available from institutions... We also explore how the concept of ADUs isn't new, appearing in pop culture classics like Happy Days and Full House, and is common globally, from the UK (where 5% of housing stock includes one) to Sweden, which features "friggebods" that can often be built without local planning permission... This episode sheds light on how ADUs are a flexible and powerful tool for meeting housing supply needs, strengthening family and community ties, and fostering innovative, gentle urban growth.

Boston's ADU Guidebook: Unlocking Your Property's Potential for Housing and Community

Do you ever look at your property and wonder, “How can I make this space work better for me?”? Perhaps you're thinking about keeping family closer, generating rental income, or creating smaller, more affordable homes. In this episode, we take a deep dive into the City of Boston's Accessory Dwelling Unit (ADU) Guidebook, a surprisingly comprehensive resource full of ideas, designs, and practical tips designed to help homeowners explore these possibilities. What exactly is an ADU? Fundamentally, it's a separate, smaller living space that you add onto a property that already has a main house. You might know them by other names like 'granny flats' or 'in-law apartments,' which hints at their role in supporting multi-generational living. The guidebook categorizes them into three main types based on their connection to the main house: • Detached ADU: A completely separate building, like a cottage or a converted garage. • Attached ADU: Built directly onto the main house, such as an addition, typically with its own entrance. • Internal ADU: Carved out from inside the existing house, potentially in a basement, attic, or part of a floor, which might share an entrance hall. Boston has strict rules to ensure these are safe and livable spaces9. Official ADUs must include a full bathroom, a real kitchen (not just a hot plate), adequate living space (e.g., a minimum 190 sq ft for an efficiency unit for one person, usually totaling around 330 sq ft with kitchen/bath), proper light and air, ventilation, and critically, safe exit routes (often two means of egress)… Ensuring compliance with fire department access is also key, and sprinkler systems may be required depending on the situation, such as for detached units far from the street or when adding a third unit to a building… Why are ADUs such a big deal for Boston? They are described as a 'surgical tool for housing,' enabling the city to add homes incrementally at a neighborhood scale, fitting into existing neighborhoods gently… ADUs boost housing supply, contribute to affordability by using existing structures, and help preserve neighborhood character and green space. They are crucial for addressing 'aging in place,' especially as Boston's 60-plus population is projected to jump by 60% between 2010 and 2030. ADUs also offer homeowners significant financial flexibility, providing extra income through rentals or allowing them to downsize while staying in their beloved neighborhood. The guidebook provides design inspiration, not pre-approved plans, guiding you through five main phases: Learn, Plan, Permit, Build, and Move In… It encourages you to think about your goals, assess your property's existing conditions, and browse designs based on lot size (smaller, medium, larger) and type... The guide uses helpful icons to quickly convey details about ADU type, complexity, applicable building code (IRC vs. IBC), stairs, and sprinkler requirements, which are all significant cost factors… Boston has also adopted a Specialized Energy Code for new construction and major renovations, aiming for net-zero emissions, which may impact upfront construction costs but lead to significantly lower long-term energy bills… Financing is often the make-or-break question. The Boston Home Center offers a unique ADU loan program providing interest-free loans, currently up to $50,000, to help bridge funding gaps for eligible homeowners, with no payments typically due until the house is sold or ownership transferred... Other traditional financing options include home equity loans, home equity lines of credit (HELOCs), cash-out mortgage refinances, and personal loans… This guidebook is part of Boston's ongoing policy evolution since 2017 to streamline ADU development, with clear progress towards making ADUs easier to build across the city… It's a powerful tool not just for immediate housing needs but for reshaping and redefining Boston's neighborhoods for the next generation.

Massachusetts' Housing Game Changer: The Rise of Accessory Dwelling Units

In this episode, we take a deep dive into Accessory Dwelling Units (ADUs), often called “pint-sized homes” or “small residences built on the same property as a main house”. Historically, building ADUs in Massachusetts was extremely difficult due to restrictive zoning rules and red tape. For instance, you could often only build one if a relative was moving in, and renting to others was “off limits”… This led to a “patchwork of regulations across Massachusetts, 351 cities and towns,” where some allowed them with many hurdles and others banned them entirely. The landscape dramatically shifted in August 2024 with the passage of the Affordable Homes Act. This legislation stripped away many old barriers, meaning there are now no more special “ADU permits” beyond standard building permits, and no more rules requiring ADUs to be for “relatives only”… Homeowners can now build ADUs up to 900 square feet, which can be inside an existing home, attached, or completely separate with its own entrance… Crucially, homeowners are now permitted to rent out an ADU, making them a more financially viable option for many. We explore real-world examples of how ADUs are providing solutions: • The Adler family in Lexington added a 900-square-foot, two-bedroom, two-bathroom prefabricated ADU, delivered by crane, when their daughter and grandkids moved in4… Linda Adler highlighted it as an “affordable solution to being close, but giving everybody space”. • Marsha Gleason of Northboro built an 800-square-foot ADU for herself in her backyard, allowing her son and daughter-in-law to live in the main house. This enabled her to “stay in her neighborhood” and continue entertaining friends and hosting grandkids… ADUs are framed as “one way we're tackling the housing crisis” in Massachusetts. Secretary of Housing and Livable Communities, Ed Augustus, estimates that 8,000 to 10,000 ADUs will be built in the next five years. However, it's important to note that this is just “one piece of the solution,” as Massachusetts needs approximately 200,000 new housing units over the next decade to truly address the crisis. For those considering building an ADU, there are practical considerations: • Property taxes may go up as adding an ADU increases your property value. • Towns can still pass rules banning ADUs from being used as Airbnbs or other short-term stays, so checking local ordinances is essential. • Basic building rules like setback rules still apply. • The cost of an ADU can be significant; This shift towards easier ADU construction isn't unique to Massachusetts. Chris Lee observed that “New England is catching up with the West Coast,” with Vermont, Maine, Rhode Island, Massachusetts, and New Hampshire all having followed suit in making ADUs more accessible…. This regional trend suggests a growing understanding that diversifying housing types is essential to addressing affordability and availability across the board. ADUs have transitioned from being heavily restricted to becoming a more mainstream and flexible housing option in Massachusetts, offering personal solutions while gradually contributing to the overall housing supply. It's a testament to how seemingly small policy tweaks can unlock surprisingly big solutions for complex problems like housing.
