When you look at what gets property managers in trouble, it's not usually complicated. It's money, boundaries, and follow-through. And these issues don't come from bad intent; they often come from things that feel routine, but end up causing investigations, fines, and license risk down the line. It could be one person handling the books a little too closely, or an agent "just helping" a client lease out a property. Maybe it's a maintenance issue that gets noted, but not pushed hard enough with the owner. None of it feels like a major decision in the moment, but those are exactly the patterns that show up later in front of regulators. There's negligence tied to the agreement itself, where the expectations were clear on paper, but the execution didn't hold up. Then there's the biggest risk of all - what can go wrong when handling other people's money. And layered on top of that, the environment itself is getting harder to navigate. Shifting fair housing guidance, fraud showing up in places you aren't monitoring, and AI speeding up workflows, but introducing new exposure. So how do property managers actually protect themselves when the risks aren't obvious until it's too late? In this episode, I'm joined by Sara Sharkey and Tim Kuptz, two Nevada property managers who are managing this in real time.
