Mortgage Matters is a Las Vegas, Nevada–based mortgage and homeownership podcast hosted by licensed loan officers Roland Daniels (NMLS #355859) and Heidi Griffith (NMLS #2247754) with Geneva Financial. Airing every Sunday at 7:30 AM on KUNV 91.5 and available wherever you listen to podcasts, the show covers real mortgage questions, down payment assistance programs in Nevada, VA loans, FHA loans, first-time homebuyer strategies, and building generational wealth through homeownership. But Mortgage Matters is more than a mortgage show. Roland and Heidi regularly bring in community voices—organizations and individuals doing meaningful work across Las Vegas and Nevada—because they believe homeownership doesn't happen in a vacuum. Housing advocacy, community resources, and economic empowerment are part of every conversation. Roland and Heidi are active community educators who lead free homebuyer workshops across Nevada in partnership with the Nevada Housing Division, Chicanos Por La Causa (CPLC), and Nevada Rural Housing Authority, plus a series of other housing and finance classes, covering programs like Home Is Possible and Worker Advantage. Roland Daniels is a director with the local chapter of the National Association of Real Estate Brokers (NAREB), Black Realtists of Southern Nevada — an organization both Roland and Heidi are proud members of. Heidi Griffith currently serves as acting President of the Silver State Fair Housing Council, where Roland also serves as a board member. Together, they bring decades of Las Vegas mortgage expertise — and a deep commitment to closing the racial and economic homeownership gap — to every episode.

episode Nevada Housing Division’s Worker Advantage Program - $20,000 Available for Eligible Nevada Workers cover

Nevada Housing Division’s Worker Advantage Program - $20,000 Available for Eligible Nevada Workers

Many Nevada workers may qualify for $20,000 toward buying a home - but many eligible buyers still don’t even know this program exists. In this episode of Mortgage Matters, Roland Daniels and Heidi Griffith are joined by Josie Hatem from the Nevada Housing Division to break down the Worker Advantage Program and explain how eligible workers in education, healthcare, construction, and first responder fields may be able to use these funds toward down payment, closing costs, and even a permanent interest rate buydown. The episode covers: *  Who may qualify  *  How permanent rate buydowns work  *  Real examples of buyers purchasing homes with very little cash to close  *  Common myths about down payment assistance  *  Minimum credit score requirements  *  Why waiting years to save may actually cost buyers more  Josie also shares her own personal story about renting for years before finally becoming a homeowner herself.

episode When "Pre-Approved" Isn't Enough: HOA Fees, Smart Budgeting, and the $20K Down Payment Program You Need to Know About cover

When "Pre-Approved" Isn't Enough: HOA Fees, Smart Budgeting, and the $20K Down Payment Program You Need to Know About

Your pre-approval number isn't the whole story. HOA fees can quietly shrink what you actually qualify for, and most buyers in Las Vegas find that out at the worst possible moment. This week Roland Daniels and Heidi Griffith of Geneva Financial break down how it works, why condos and townhomes are where it hits hardest, and what to do before you get attached to a property. They also cover the Nevada Housing Division's Workers Advantage Program, $20,000 toward down payment and closing costs for qualifying buyers, with an option to buy down your rate. Most people have never heard of it. Heidi shares a client story this week that stuck with her. A first-time buyer in Las Vegas who knew her number, held to it, and closed with equity and a payment under her rent. In this market, that's rare. It's worth hearing how she did it. And because fair housing doesn't stop being important when April ends, Roland and Heidi talk about the work the Silver State Fair Housing Council is doing right here in Nevada to make sure equal access to housing stays more than a promise.

episode Why Most People THINK They Can’t Buy a Home in Nevada (But They’re Wrong) cover

Why Most People THINK They Can’t Buy a Home in Nevada (But They’re Wrong)

Nobody told you that you could. That's the real reason most Nevada families aren't buying homes. Not credit. Not money. It's that they never found out where they actually stand. In this episode of Mortgage Matters Radio, Las Vegas mortgage advisors Roland Daniels and Heidi Griffith break down the two biggest myths keeping Nevada buyers on the sidelines and why the answer might already be yes. What you'll hear in this episode: what credit score you actually need to buy a home in Nevada, the truth about down payments and why 20% is a myth, why your Credit Karma score is not your mortgage score, how Nevada down payment assistance programs can cover what you don't have saved, and real buyers who thought they weren't ready but closed anyway. The first step isn't committing to buy a home. It's finding out what's possible. Mortgage Matters Radio airs every Sunday at 7:30 AM on KUNV 91.5 FM in Las Vegas. New episodes available every week on Spotify, Apple Podcasts, and wherever you listen. Geneva Financial NMLS 42056 | Heidi Griffith NMLS 2247754 | Roland Daniels NMLS 355859 | 702-210-2057

episode You Can Refinance an Interest Rate - Not a Price | Waiting for Lower Mortgage Rates Could Cost You cover

You Can Refinance an Interest Rate - Not a Price | Waiting for Lower Mortgage Rates Could Cost You

If you’re waiting for mortgage rates to drop before buying a home, this episode breaks down what that decision could really cost you. In this episode of Mortgage Matters, Roland Daniels and Heidi Griffith explain why waiting for lower mortgage rates can backfire for today’s homebuyers. While interest rates fluctuate, home prices in the Las Vegas housing market continue to rise—making it harder to afford the same home over time. They walk through the real cost of waiting, including rising home prices, increasing rent, and the return of buyer competition when rates eventually improve. You’ll also hear why many experts are not expecting major rate drops in the near future. The episode also touches on options available to buyers today, including down payment programs through the Nevada Housing Division that can help reduce upfront costs or lower your interest rate. If you’re a renter, first-time homebuyer, or someone trying to decide whether now is the right time to buy, this conversation will give you a clearer, real-world perspective on today’s market—both in Las Vegas and across the country.

episode What Student Homelessness Really Looks Like in Las Vegas | Title I Hope cover

What Student Homelessness Really Looks Like in Las Vegas | Title I Hope

What does child homelessness actually look like in Las Vegas right now? In this episode of Mortgage Matters, we sit down with Meg Pike from Title I Hope to talk about something most people don’t see - students and families who don’t have stable housing, but are still showing up to school every day. A lot of these kids aren’t living on the streets. They’re doubled up. Staying with friends, relatives, sometimes even strangers - just trying to get by. We talk about what’s really happening behind the scenes, how programs like McKinney-Vento support these students, and the role organizations like Title One Hope play in helping families stay afloat. But this conversation is bigger than schools. It’s about housing instability, affordability, and what happens when people fall through the cracks - even here in Las Vegas. If you’ve ever wondered how today’s housing challenges are impacting real families in our community, this is one worth listening to.
