After the vision begins during the design & discovery phase, the next step in building a custom home is transforming those ideas into finalized architectural plans.
In this second episode of Our Custom Build Process Podcast series, we walk through the Finalize Design & Permit phase—where your home truly begins to take form on paper. This stage starts with drafting the preliminary floor plan and elevations based on your goals, lifestyle, and the inclusions outlined in your purchase agreement. As the design process unfolds, it’s common for plans to evolve as homeowners see their home come together visually and refine the details that matter most.
Throughout this phase, the floor plan is adjusted, design modifications are reviewed, and final pricing is presented for any changes before the final plan sign-off. Once the plans are approved, our architects and engineers prepare the full site and building plans required for submission to the municipality. This process can involve several rounds of review and revisions as we work with the municipality to secure the approvals needed to move forward with construction.
While permits are being reviewed, another exciting milestone takes place—the Project Kick-Off Meeting. During this meeting, homeowners are introduced to their project management team, begin important selections, and finalize key decisions to ensure everything is ready once permits are approved.
Although this stage can sometimes feel slow from the outside, it plays one of the most critical roles in the entire custom home journey—ensuring every detail is properly planned, reviewed, and approved before construction begins.
From here, the path continues toward the moment many homeowners have been waiting for—the start of selecting finishes!
