Right now I’m staying on an 8,000-acre ranch in Arizona. A billionaire owns it, and he’s letting me and 17 entrepreneurs live here for two months — for free. Last week, a woman in Italy offered me her villa for the same reason. Landowners around the world are reaching out because they all have they all have the same problem. A lack of young people and young families. Rural America is dying, rural Italy is dying, and small towns all over the developed world are hollowing out as young people leave for cities and farms get sold off to Monsanto. You're not depressed. You're tribeless.

In today’s video I discuss the deepest modern social problem: tribelessness. It runs so deep, most people don’t know what they’re even missing. They just feel a sense of hollowness. Nihilism. Atomization is the root of endless addictions, mental health problems, and social breakdown. Worst still: an entire economy is built upon loneliness. Big tech gets more of your attention when you are alone. Central governments benefit when people are dependent and disconnected. And the modern health system makes billions of sick and depressed people. Big pharma would lose their clients if people actually started building modern tribes. But we will do it, and we are doing it. The world is ripe for great change and great leadership. Our residencies are already hosting dozens of people. Universities are Dead. Apprenticeship is Back.

Today I talk about the death of college. College is a $200,000 scam and everyone knows it — left, right, parents, kids, dropouts, PhDs. You pay a fortune to write essays about s**t that doesn’t matter, rack up debt for a decade, and graduate into a job market that doesn’t give a damn about your degree. Then AI showed up…. It’s going to be a bloodbath and no one knows what to do. I think the time is ripe to build a new system that replaces these relics. After running month-long residencies for entrepreneurs out here in Arizona and Guatemala — places for training, personal and professional development, and real community - I’ve come to believe there’s an obviously better path. I’m calling it the residential academy system. A residency is a house focused on a professional skill and a real ethos. In these residencies young people get the four things they actually need: * affordable housing * apprenticeship in a skill * a community of peers * Emphasis on personal growth. This is nothing new. The Renaissance had ateliers. The medieval world had guilds. The Freemasons built their entire culture around merging a trade with a deeper life together. We’re trying to build the modern version of that. Examples: A woodworking house. A software house. A landscaping crew. A martial arts dojo that doubles as a residence. The master already runs the business, and the apprentices accelerate his output while learning his craft. Nobody pays tuition. The economics work because the work is real.
