How important is trust when it comes to closing deals in real estate? Without it, you might not make it too far in this industry. And if you're unsure how to build trust with your clients, listen to this episode. We're sharing details on what can make or break a client's trust with real estate agents. Why Is Trust Important in Real Estate? * Since you're in a business of selling, clients will automatically wonder if you're there to actually help them or just take their money. Even though they're coming to you to find or sell a home, they still want to be able to trust you as a person. * If they don't trust you or think you're being too salesy, they may start becoming uncooperative and begin working with another real estate agent. * Ashlee also shares how important it is for real estate agents to be able to trust their clients. She remembers when a client became hesitant and guarded during their transaction — and how that client ended up searching for another agent. * Having a strong bond and trust level between an agent and client helps prevent challenges, miscommunications, and reduces uncertainty during the transaction. Agents who establish trust from the beginning are able to create long-lasting relationships and credibility that keep clients coming back. What Can Break Trust in a Client-Real Estate Agent Relationship? * Certain things will get a client to distrust you quicker than you think: * Overpromising: If you know you're not going to deliver contracts at a specific time or fulfill a specific request by a certain date, let your client know. Overpromising or underdelivering can make it seem like you're unable to get things done when they need to be. * Lack of communication: People like to know what's going on even when they're not asking questions. If everything is smooth sailing, text your client and let them know that everything is okay. If there's a problem, don't wait until the last minute to let them know. * Hidden fees or last-minute changes: You wouldn't like it if someone told you about hidden costs that were higher than expected at the last minute. If you notice a change or leave out a detail about costs, let your client know. * Feeling unheard: Clients have questions all the time, and if you're not making time to listen to their concerns, they'll start losing trust in you as their agent. No, they don't have to call you in the middle of the night, but be sure to find the time to check in and address any unanswered questions or problems. How To Build and Maintain Trust * Building relationships with clients isn't hard — all you have to do is start by setting realistic timelines, potential costs, and possible challenges throughout the process. * Also, remember to communicate updates or problems with them on time and listen to their concerns if they have any. Why Host a Spring Community Event? * Everyone hibernates during the winter and may have forgotten what their community has to offer. Since the weather is warming up, this is a great time for them to get out and find something to do. * Community events are all about bringing people together and showing them that you're committed to creating positive experiences for your community. * It's also a great way to network your real estate business with vendors, clients, and other realtors. You can generate leads for your business by being actively involved and helping your community. Breakdown of the Days Leading Up to an Easter Egg Hunt * If you're planning an Easter egg hunt as a community event, now is the time to start organizing! Here's what to do in the days leading up to the event: * 90 Days Before: * Start looking for a venue to host the event. * Partner with local organizations to make the event a co-branded activity. * Ask grocery stores or people within the neighborhood to donate eggs and other supplies. * 60 Days Before: * Gather supplies and ask volunteers to drop off items at your home or a designated location. * Plan additional activities, such as face painting or photo opportunities. * Prepare event invitations and include promotional items. * 30 Days Before: * Start promoting the event on social media and distributing flyers. * Sending out the event invitations. * Prioritize RSVPs and collect attendee details for follow-up Pet Adoption Community Events * Hosting a pet adoption event involves a bit more planning, but it's worth the effort. She shares her experience and story on having to rebuild her real estate business all over again. Meet Nicole Collard * After spending a few years as a military wife and stay-at-home mom, Nicole decided to enter the world of real estate and started her career in the Fort Campbell/Clarksville, TN area. * Then one day, the military hit them with the news that it was time for them to be stationed in Tampa, Florida. Of course, naturally, a million and one things ran through her head when she found out the news. * But thanks to strategic planning and a higher power, Nicole was able to figure everything out and built a successful real estate business in Tampa, Florida. * Oh! She also shares some unexpected news with us. You're really getting the real and raw real estate life in this episode. Grand Entrance to the Tampa, Florida Real Estate Market * She was given the news to move to Tampa, Florida, two years beforehand, but with military life, just because you're given the papers, you never really know when it's going to happen. * Before she moved to another state, she started researching on Facebook to find realtors she could work with in the area. Luckily, she was able to find another realtor who she could work with and build a team with. * Also, the second lady gave her details on what she needed to do to become a realtor in another state. The program allowed her to make the transition easier to become a licensed realtor in Tampa, Florida. Lessons Learned and Advice * Nicole shares some of the lessons she learned from having to move and rebuild her real estate career in a new market: * Don't wait until the last minute to start rebuilding; instead, start ASAP. Get on social media to find realtors in the area to see if you can team up with them or get advice. * Take advantage of Google Maps to learn more about the new market area. This can help you avoid having to drive long distances. * Learn the new area's market rules. For example, Clarksville, TN, is more military-based, and Tampa, Florida, is more civilian. Nicole had to take extra steps to help protect the military families in Tampa, Florida. * There's also a difference in how the areas handle HOAs and CDD fees, which she had to learn about during her move to the new area to better assist her clients. "Go put your feet on the ground and speak with those people that you plan on partnering up with. And just as much as my agent partner had given me personality tests, I had a list of questions for her as well to see if we aligned in that aspect and what the workspace is like.
